How Steam Glass Differs

A Transom, a Tight Seal, and Nowhere for Steam to Go

A normal shower enclosure is designed to let air move. A steam enclosure is the opposite. The glass runs from the curb or pan to the ceiling, and the gap above the door is closed with a transom panel, often on a small hinge so you can crack it open to vent the room when you are finished. Without that, the steam climbs over the door and you are heating the whole bathroom.

The rest is edge work, and it is where these jobs are won or lost. Every seam gets sealed: glass to glass, glass to tile, the header, the hinge line and the sweep at the bottom of the door. Panels are heavy 3/8-inch or 1/2-inch tempered safety glass so tall spans stay rigid. We measure the finished ceiling height on site, because a transom cut short is worse than no transom at all.

Steam belongs in the baths people renovate down to the studs, and in Fort Lee those tend to be the primary suites in the condo and co-op buildings along the Palisades, plus the newer luxury towers near the bridge. The rooms are compact, which works in steam's favor, since a smaller sealed volume heats fast. The catch is ceiling height, which varies floor to floor and building to building, so it gets measured, never assumed.

There is no honest flat number for this one. Cost tracks glass thickness, panel height and size, whether the ceiling calls for a custom transom, the glass type you choose and the hardware finish. Two units in the same building can price differently on ceiling height alone. The measure is free, the quote that follows is firm and itemized, and monthly payment options are there if you want them.

Call early, schedule late. It helps to have us look at the room while the plan is still on paper, since ceiling height and door placement shape what the glass can do. The template itself has to wait for finished, grouted tile. From there, figure one to two weeks to fabricate and usually one visit to install.

Almost always it can be built, but the transom has to be sized to what is really there. Standard apartment ceilings are fine; lower soffits, dropped lighting or a bulkhead over the shower are the things that change the design. We measure the finished height at the shower itself, not at the middle of the room, and lay out the door and transom from that number.

Yes. We are licensed and insured and can send your management office the certificates and documentation it asks for. What each building wants varies, so the simplest path is to ask management for their list and forward it to us. Once your install date is set, we work out access and elevator time with the building directly, and our crew protects the common areas coming and going.

Steam is hard on glass, which is why we offer the protective easy-clean coating. It helps the surface shed water instead of holding it, so mineral spotting builds up slower and wipes off easier. Low-iron ultra-clear glass is also worth asking about here, since it drops the faint green cast in thick panels and keeps a floor-to-ceiling wall of glass looking clean.
